You may already have come across our announcements about Meyrin 49. Today, we would like to share more about this major project, for which we are handling the commercialisation of retail and service spaces.
If the building at Route de Meyrin 49 is generating strong interest, it is because it is not a typical development. More than just a new address, the project embodies a contemporary vision of the city: rethinking existing structures, creating new uses, and placing sustainability at the heart of every decision.
Ideally located along a strategic axis in Geneva, the building will undergo an ambitious transformation combining residential units, retail, services, and spaces designed to enhance quality of life. The ground floor will feature commercial areas specifically designed to energise the neighbourhood and meet the needs of both future residents and visitors.
Material reuse as a core principle of the project
One of the project’s key distinguishing features lies in its construction approach: maximising the value of existing resources rather than systematically relying on new materials. From the earliest design phases, an extensive inventory and analysis process was carried out to identify which elements could be preserved, transformed, or reused in the future building.
This approach is reflected in several concrete ways. The original granite façades are preserved and integrated into the new project, maintaining the building’s identity while limiting the environmental impact of demolition and reconstruction. Certain elements from the existing façade, particularly its mirrored components, are also reused to create balcony partitions, giving these materials a second life while contributing to a distinctive architectural identity.
Inside, architectural choices favour durable, understated, and long-lasting materials, with particular attention paid to responsible sourcing whenever possible. Wood, high-quality finishes, timeless materials, and carefully crafted details come together to create spaces that are both elegant, functional, and built to last.
Beyond the architectural intent, this circular approach significantly reduces the project’s carbon footprint, with estimated savings of more than 1,022 tonnes of CO₂ and a renewable energy rate reaching 80% thanks to the measures implemented.
Designed in collaboration with FdMP architectes, Meyrin 49 meets the requirements of the SNBS Gold label (Swiss Sustainable Building Standard), a national benchmark assessing the environmental, economic, and social performance of real estate projects.
With delivery scheduled for the end of 2028, the current marketing phase represents an ideal opportunity for brands, businesses, and concept developers looking to anticipate their presence in a future vibrant and sustainable destination.
